What is the agent commission or fee?
For sellers, the standard fee is 2% of the transacted price (subject to minimum RM 5,000), paid on successful sale. For buyers, our service is typically free — the seller's side covers the fee. We explain this clearly before any agreement is signed.
What is the difference between exclusive and open listing?
An exclusive listing means Domus is your sole representative for a fixed period (usually 90 days). We invest in photography, marketing, and agent co-brokering. Open listing means multiple agencies market the property simultaneously — which can work, but often results in lower negotiation quality and weaker presentation. We recommend exclusive for any property priced above RM 1.5m.
Can you help with financing and loan referrals?
Yes. We work with bankers across the major Malaysian banks who understand the local residential market. If you are buying, we can connect you to the right contact for pre-approval so you can make offers with confidence.
Can foreigners buy property in Klang Valley? Is there a minimum price?
Yes — foreigners can purchase freehold and leasehold property in Selangor and Kuala Lumpur, subject to state guidelines. In most cases the minimum is RM 1,000,000 per unit, though some developments have higher thresholds set by the state government. MM2H holders have additional flexibility. We walk you through the rules for your specific situation.
How long does it typically take to sell a property?
Our average across all areas is 38 days from listing to signed Sale & Purchase Agreement. Well-priced, well-presented properties in Mont Kiara and Bangsar often move within two to three weeks. Landed homes in Damansara Heights take a little longer due to a smaller buyer pool, but we do not rush offers that undervalue the asset.
